North East Phoenix:
Only a few small handful of communities open on a regular basis in North
East Phoenix. Condos starting in the low 200's are easier to find then
newly constructed single family homes. For the low 200's, expect the
condo size to be under 1000 sq ft.
Fountain Hills:
An affordable alternative to Scottsdale: Located just east of Scottsdale, literally “right over the hill”. If you want the Scottsdale Lifestyle, for a little less list price, then Fountain Hills is for you. Several communities are now open and selling in price ranges from $300’s all the way to multi-million dollar custom homes and golf communities. East Valley/
South East Valley:
Mesa, Gilbert, Tempe, Queen Creek, and Chandler offer many different neighborhoods, and price range. Rule of thumb remains, the further you go to the edges of town, the more the prices come down. If you need to commute to central Phoenix, you will pay more for the convenience. However there are some “in-fill” communities closer to town that offer outstanding values.

Scottsdale:
Just opened and coming up: Saguaro Estates - Luxury homes in North Scottsdale on 3/4 to 2 acre lots, 4100 to 6200 sq ft, Casitas, and up to 4 car garages. Presales begin in March 05'. Pricing TBD.
DC Ranch - Has several new home builders opening communities. Pricing ranges from the lower 600's to over 1 million in base price Silverleaf is an even more exclusive enclave starting at the base of the McDowell Mountains. Estate lots start at over a 1 million dollars, and several turn-key custom homes are available.
Cave Creek/Carefree:
Several builders have lots remaining in their
respective communities. Expect to pay at least $400,000 and up for any
newly built home.
West Valley:
The west valley continues
to be the largest growth area. It still also maintains a lower cost of
living then North East Phoenix or Scottsdale. In many instances Builders
build the same home in the west valley for up to 40% less than what it
would cost in Scottsdale.
